Is Your Business Buyable?

Focusing in on the Signal in this busy (noisy) season

The "busy season" often masks underlying operational leaks. This week in our calls some of our focus shifted from working daily in the business to strategizing on the business you've already built.

Challenge 1: Determining "Database Equity" & Meaningful Connection

The Situation: Some of you are sitting on hundreds and a few of you, on thousands of contacts but have no idea what that database is actually worth in a sale or retirement scenario. Without a clear assessment and a return to "relationship basics," the database is just a list, not an asset.

The Solution: The Database Audit & Relationship Framework

Treat your database like a stock portfolio. You need to know your "conversion yield" to determine its value for an exit strategy.

  • Database Assessment: Most of us have had this conversation and determined the current value of your database. Some of you have responded with a deep dive, tagging with intuitive labels, and some have downright cried at the dollars lost from neglecting your database (or databank as Jason Abrams calls it). Once you know your conversion on each category, you can start assessing value. Want to dive deeper? Let's talk more because a database that produces consistent, predictable business is a sellable asset.

Challenge 2: Expense Management & The Long-Term Exit

The Situation: With existing home sales rising slightly but inventory still tight, "lifestyle creep" in business expenses can eat your retirement. If your expenses aren't lean, your business isn't "buyable" when you're ready to exit.

The Solution: Lean Ops for a Clean Exit

An exit strategy is just a long-term retirement plan with a different name.

  • The 90-Day Expense Audit: Review every recurring expense and if it hasn't produced a direct ROI or saved significant time in the last 90 days, cut it. Analyze your lead spend, determine your ROI per lead source, and how it stacks up against the longevity of your existing database.
  • Foundation for Retirement: Focus on building a "Business in a Box." A buyer of your business COULD want to see that your branding, community involvement, business relationships and even social media interactions are tied to the team brand, not just your personal name. This allows you to step away while the machine keeps running. Caveat here: this one is tricky depending on your locale and your business tenure in your town. Would changing your team name cause confusion if it's attached to your own name and potentially lose business? We can talk about it.

Here's my challenge: answer this one uncomfortable question:

"If I walked away from my business for 90 days starting tomorrow, what would be left standing when I got back?"

If the answer is "not much," your goal for this week is to pick one process that would break down in your absence and document the SOP for it, then IMPLEMENT.

Build the machine that builds your wealth, not your self-employed job.

Put it to work
