May 1, 2026Clients and the market

Y'all are pretty amazing. Read on to see YOUR solutions!

We've had some great calls this week and you guys are on fire with solutions! In most of your market areas, we've officially turned the corner, and the "power of the pen" has shifted back to the buyers. To stay ahead of the pack this week, we're focusing on how to stop the "wait-and-see" stall and keep your business profitable when listings start to linger with longer days on market. So, let's dive in:

The Problem: The "Fed-Fever" Standstill: Buyers are touring homes, liking what they see, but refusing to pull the trigger because they're convinced the new Fed chair is about to drop a "rate gift" in their laps this summer. Quite a few of you are dealing with this one…

The Fix: We have to shift them from timing the market to "Marry the House, Date the Rate." Getting back to the days of negotiating seller-funded rate buy-downs instead of simple price cuts. It gives the buyer a lower payment without the seller losing $50k in equity. Remind them since we've seen it before: if rates do drop, the competition will most likely explode, and boom, they're back in a bidding war situation.

The Problem: Listing Fatigue & Seller Frustration: when a house sits for 60+ days, even the best sellers start to get twitchy. They get irritated, they question the marketing, and they start looking for someone to blame (erm….sound familiar)?

The Fix: Over-communicate to lower the temperature. One of the most exciting conversations this week was around streamlining AI communication to send automated, data-heavy weekly updates before they even have to ask. Another idea was using AI to "refresh" the listing without a new photo shoot—think virtual staging to show a different use for a room or AI-generated "Lifestyle Community Tours".

The Problem: The "Hamster Wheel" of Content Creation: in a buyer-heavy market, you have to be everywhere at once to keep leads warm, but none of us have eight hours a day to be a full-time video editor and social media manager. I've already harped on this enough…love ya, Gary V!

The Fix: Leverage "Agentic AI" to do the heavy lifting. Like using The Workflow Genius: Zapier (Free Tier). Zapier is the "brain" that connects different apps. While not a chat interface, it allows you to build "AI Agents" that work in the background. Here's how you can use it for free right now according to Gemini: use "Zapier Central" beta that is currently free to experiment with. You can teach a "Central bot" to watch your email for new leads, summarize the lead's intent, and then automatically add a specific tag in your CRM or send a personalized "intro" text. That sounded very interesting and one of you has already done this to improve the TC workflow. Killer implementation, there!

Stay focused! Stay strong, and hey...if you're struggling, don't struggle alone!
