The Math of Buying Back Your Time
Grab your cup. ☕
We've spent the last few weeks working hard on a major mindset shift: moving out of the "Self-Employed" trap and crossing over into true "Business Owner" status.
In this week's coaching calls, that evolution brought us straight to one critical, often terrifying word: Leverage.
A Lesson I'll Never Forget
I can still remember sitting across from my Team Leader as a new KW agent. I had been in the business for nearly six years, doing absolutely everything myself.
She congratulated me on being #1 in closed units. Instead of celebrating, I sighed and told her how exhausted I was. Sadly, I was quite proud of how tired I was….geez!
She hit me squarely between the eyes: "Robin, do you clean your own house?"
I gave a very intelligent response: "Um, what?"
"Yes, of course," I said.
She grabbed her calculator. After a few quick clicks, she informed me that my time was worth about $250 an hour.
"Congratulations," she said. "You just lost $12,000. You could pay someone $150 to clean your house, use those four hours to lead generate, and set just one listing appointment. Instead, you wasted that opportunity doing a $25-an-hour job."
That was my first real lesson in leverage. And yes, I hired a housecleaner the very next week.
Leveraged vs. Un-Leveraged
We have to stop forgetting the real divide in modern real estate. It isn't rich vs. poor—it is leveraged vs. un-leveraged.
Eric Jorgenson beautifully compiled this exact truth in The Almanack of Naval Ravikant:
"You don't get rich by spending your time to save money. You get rich by saving your time to make money."
The Math: Earned Hourly Rate (EHR)
Whatever your GCI goal, unit goal, or net income goal is, the math works exactly the same.
Take your annual income goal and divide it by 2,000 hours (a standard work year). That is your Earned Hourly Rate (EHR).
If you are a busy solo agent doing it all yourself, every hour you spend on data entry, chasing signatures, or building flyers means you are paying yourself your executive hourly rate to do a $20-an-hour task.
Think about what you could build if you bought back just 15 hours a week:
- For the Solo Agent: Handing your files to a Transaction Coordinator opens up 15 hours to hunt for an extra $12k commission check.
- For the Team Owner: Hiring 2 more agents or handing your bookkeeping over to an MREA CPA, it will free you up to focus on rainmaking and vision.
- For the Market Center Team Leader: This is the exact math to run with your current agents and recruits to help them see why they feel stuck and exhausted. Here's a thought: you could stand to be a bit selfish and hire a personal assistant to take care of tasks, just for you! How much more energy could you bring to your agents then?
Because, successful business owners don't just work harder—they own a system that works for them.
The Weekly Challenge
Open your calendar from the last seven days, pull out a calculator, and ask yourself this question:
"How many hours this week did I spend doing $20-an-hour work that I could have duplicated through a system or a hire?"
Don't sell yourself short by getting stuck in the administrative sandbox, like I did those many years ago. You built a business to create freedom, not to stay stuck in a self-employed job.
Tomorrow morning, choose just one task that drains your time. Write it down, protect your schedule, and let's map out a plan to leverage it out this week.
