12 Years of MegaCamp

The music was blaring. Lights strobing. Red spotlights washing over every wall.

It was my first MegaCamp. I wasn't even a KW agent.

I sat there watching Gary Keller interview top agent after top agent, team after team, revealing their business secrets, exact strategies, and even the costs behind them. I was astonished. It wasn't just the information; it was the transparency, vulnerability, and generosity of everyone on stage.

I leaned over to the Team Leader who hosted me at this crazy event and asked, "Why are they doing this? Why are they sharing all of this?"

I thought it was insane. Four months later, in 2012, I joined KW, and my business changed forever.

This morning, I fly to San Antonio for my 12th MegaCamp. Why? Because that culture of generosity hasn't changed. Agents, leaders, and coaches still share their playbooks freely so others can follow in our footsteps.

If you're attending in person, shoot me a reply so we can meet up! If you're at your Market Center watch party, hit reply and tell me the top strategy you plan to implement.

Here is what I'll be focusing on learning this week:

  • Better Health & Longevity: Listening to Dan Buettner discuss the Blue Zones (if you haven't watched The Blue Zones on Netflix, it's incredible—I might need to move to one of these beautiful places!).
  • Concise Communication: Learning from Phil M. Jones on asking better, more intentional questions driven by genuine curiosity.
  • The Economic Outlook: Hearing Gary Keller and Ruben Gonzalez break down where our industry is headed over the next year with our current world situation.

Whether you're attending in person or at a watch party, here's some suggestions on implementation:

1. The Agent Strategy: Becoming THE Market Expert

Being a market expert with real data and hyperlocal insight is what separates a good agent from a great one.

Can you truly say you're the local market expert in your area today? More importantly, do you know how to communicate that market data in a natural, unscripted conversation that converts a complete stranger into a client?

When market conversations get noisy, your edge comes from clarity and curiosity. As we learn from Phil M. Jones this week, real influence isn't about spouting numbers or talking faster. It's about taking relevant market data, pairing it with concise, intentional questions, and guiding clients to make confident decisions. Need help with that? Hint, hint…call me!

2. The Leadership Insight: Equipping Agents for the Road Ahead

Market Center Team Leaders and CEOs, your agents don't just need the market statistics delivered to their inbox each morning (you are doing that, aren't you?), they need the narrative and skills to explain them.

Knowing where the industry is headed over the next 12 months means nothing if your agents can't translate that economic update into daily lead generation. Learning how to live healthier (think Blue Zones diet!) energizes us so we have enough energy to lead our agents without harming ourselves. If we aren't protecting our health, energy, and personal well-being, we can't lead our people through economic shifts over the long haul.

In your coaching sessions this week, help your agents roleplay these market conversations. Teach them how to take high-level economic data and turn it into natural, value-driven conversations that build trust.

"What do I need to learn, study, and implement so I can confidently say 'I am THE local market expert'?"

Take one key piece of local market data this week, master the story behind it, and practice turning it into a natural conversation starter.

Hit reply and let me know: What is the single biggest topic or strategy you are hoping to learn about this week?
